The scope of work for the College of Veterinary Medicine (Wise Center) included complete re-roof and exterior wall repairs at all walls above the roof level to correct water infiltration. This building has 26 different roof levels with exterior walls and openings above the majority of these roofs. New damp-proofing, insulation, and brick masonry were installed at various locations around the building. The building remained occupied during construction, so phasing was critical. During the forensic phase, removal of the existing brick veneer and other problems were discovered, and solutions were developed and implemented. The veneer of the building was opened at various locations. The findings were as follows:
– Absence of and insufficient air/weather barrier
– Compromised air cavities
– Absence of rigid insulation
– Insufficient masonry reinforcing
– Compromised weep flashing
– Insufficient weep drainage
With the facility requiring to remain in full operation 24 hours a day, 7 days a week, temporary construction tunnels were designed and constructed to ensure safety and envelope/interior environment integrity.
